Your guide range

Worked example: a 3-bed house in the Midlands moving 10–50 miles, on a weekday mid-month, with no extras. The page works out your own range in your browser as you answer. Read without one, it shows this example only, whatever the link says.

£1,190 – £2,020

The midpoint is about £1,600. Most moves sit somewhere inside this range, but real quotes can fall outside it.

This is a guide, not a quote. The range comes from published UK averages and the labelled adjustments in the methodology. Real prices depend on how much you own, access at both ends, parking, the date and the firm. Quotes for the same move often differ by hundreds of pounds. Only a written quote, ideally after a survey, tells you what you'll pay.

A word from the van

Every remover in the country gets asked "roughly how much for a 3-bed?" The honest answer is always "it depends", which helps nobody. So this calculator shows its working: the average people actually paid for your size of home, then each thing that moves the price up or down.

Removers say what moves the price most isn't the miles. It's the volume, the stairs and the day of the week. A packed loft, a third-floor flat with no lift or a Friday at the end of the month can each add more than an extra 30 miles. Use the range to sense-check the quotes you get, not to replace them.

What the calculator can't see: parking suspensions (in Lewisham, for example, a bay suspension costs £62 plus £56 per bay per day[10]), long carries from the van, items that need a hoist, waiting time if the keys are late, and the second delivery from storage. Tell the firms about all of these when they quote.

Removal cost questions

How much does a house removal cost in the UK?

Konnect You's 2026 data puts the average at £1,080, with most moves between £959 and £1,612. By size, the averages are £466 for a 1-bed, £834 for a 2-bed, £1,252 for a 3-bed, £1,803 for a 4-bed and £2,661 for a 5-bed. Your own price depends on volume, distance, access and extras.

How accurate is this removal cost calculator?

It gives a guide range, not a quote. It is built from published averages, and every adjustment is shown in the breakdown. A removal firm prices your actual volume, access and date, usually after a video or home survey, so quotes for the same move can sit well above or below the range.

Is it cheaper to move mid-week?

Usually. Giant Van's booking data says Friday is the most expensive day and a mid-week move is often 10–15% cheaper. Konnect You found February the cheapest month on average (about £1,020) and August and November the dearest (about £1,190).

How much does packing add to a removal?

Konnect You found moves with packing averaged £1,453 against £1,080 without, a difference of £373. Which?'s London quotes added £359 for a 1-bed flat up to £754 for a 4-bed house.

Does living in a flat with no lift cost more?

Yes. Stairs and long carries take time and sometimes an extra porter. Konnect You says access issues add £70 to several hundred pounds. MovingCost estimates that a third-floor flat with no lift can add 15–25%.

  2. Giant Van, UK Moving Cost Report 2026. Indicative regional multipliers: London +22%, South East +10%, South West +4%, Midlands 0%, North −8%, Scotland & Wales −6%.
  3. Giant Van, "The best time to move house (2026 data)", updated 18 June 2026. Friday is the most expensive day; mid-week is often 10–15% cheaper than Friday; a summer Friday at month-end against a mid-week winter slot can be about 10–25% dearer.
  4. Which?, "How to choose the best removals company", prices correct May 2026. London quotes for a 12-mile move: removal only £540 / £779 / £1,409 / £1,553 and with packing £899 / £1,220 / £2,075 / £2,307 (1-bed flat to 4-bed house).
  5. Checkatrade, Moving and storage costs, last updated August 2026. Monthly self-storage: 50 sq ft £118, 75 sq ft £157, 100 sq ft £191, 150 sq ft £256, 200 sq ft £313.
  6. Safestore, Storage unit sizes guide. 35–50 sq ft for a 1-bed flat, 75 sq ft for a 2-bed home and 100 sq ft for a 3-bed home.

Estimates and our own assumptions: How the range is built: the typical spread around each size average applies Konnect You's overall "most moves" band (£959–£1,612 around £1,080, so ×0.89 to ×1.49) to every size; that is our calculation. The 150+ mile band of £300–£750 is our reading of Konnect You's "£75 to £750 on top", starting where its 50–150 mile band ends. Giant Van's regional percentages are an industry benchmark index. East of England and Northern Ireland have no index figure, so we use the national figure. Packing uses Which?'s London uplift (with-packing quote minus removal-only quote) divided by Giant Van's London +22% and then multiplied by your region: our calculation. 5+ bed uses the 4-bed figure, so read it as a minimum. For a 1st or 2nd floor with no lift we add £70–£579 (Konnect You's lower access figure, and its average extra where access was mentioned). For the 3rd floor or higher with no lift we add MovingCost's 15–25% estimate. Storage maps Safestore's size guide to Checkatrade's monthly prices; 4-bed (150 sq ft) and 5+ bed (200 sq ft) are our extension. It doesn't include the second delivery from store. Piano prices come from one specialist firm. Friday and Saturday add 10–15% to the removal part, from Giant Van's mid-week saving. Giant Van publishes no separate month-end figure, so we add nothing for month-end and flag it instead. Konnect You's month figures are national averages; we apply them as ratios (February ×0.94, August and November ×1.10). Totals are rounded to the nearest £10 and include VAT where the sources' prices do.
